Our mutual aim is to provide guests with an excellent vacation rental experience. Guests that book via the traditional hotel channels have high expectations of cleanliness and unit maintenance but all guests expect you to deliver exactly what you promise in your listing. If you receive negative feedback on a listing, we ask that you immediately remedy the problems. Channels give higher priority to listings with excellent reviews. Listings found higher in search results are likely to have better conversion rates.
Our tests show that listings with at least 10 sharp, high-resolution images, have higher conversion rates than similar properties with fewer images or images with poor lighting and angles. Professional photography is highly recommended and can be brought in via apps or exchanges.
Descriptions should be concise and answer all of a guest's potential questions. Make sure you present all the best features of the property accurately and share great information on the location. Make sure you distinguish pools and pool access clearly, especially shared pools vs. private pools and free use vs. payment for use, and heated vs. non-heated. These aspects are important to guests and incomplete information can result in a cancellations, or demands for refunds.
*Keep your rates accurate and updated at least six months to a year out, making consideration for seasonal and demand factors while remaining competitive. If you would like to discuss amending your rates, or changing your commission structure to accommodate more favorable rates, we'd be happy to discuss this with you. Managers and owners who are able to adjust their commissions will be able to offer more competitive rates. We are happy to discuss this with you.
Our channel partners require 100% acceptance of all bookings. Listings that drop below this benchmark are de-prioritized in search ranking, affecting conversion rates, and ultimately your ability to list on the channel. If you need to reject a booking, the channels require you to provide comparable alternatives at the same price.
RedAwning's relationship with our channel partners is paramount to our mutual success. RedAwning will work with you as much as we can to keep you informed, and fix unhealthy listings where we can.
Listings that receive consistently poor reviews for issues we cannot remedy, will be removed from RedAwning and our partner channels. Owners that have not attempted to remedy an issue mentioned in more than 3 recent reviews will removed.
Owners that have more than 3 declines due to inaccurate calendars and rates will be removed from RedAwning and our partner channels.
